Design & plans

We start from your lot, your budget and how your household actually moves through a day.

New house construction

Bungalows through two-storey homes, built by our own people rather than sub-let piece by piece.

How a project runs

What happens after
you message us.

This is the order things happen in, and what each step asks of you. Nothing starts until you have signed off on the one before it.

Step 1

Talk, then visit the lot

Send the location, lot area and what you have in mind. We visit the site, check access, ground and setbacks, and say straight away if the budget and the wish list are far apart.

Step 2

Plans and perspective view

We draw the layout and render the exterior, so you see the house from the street before a single block is laid. We revise until you are happy with the plan, not just the picture.

Step 3

Quotation and contract

An itemised bill of quantities, materials and labour, stage by stage, with a schedule and a payment plan tied to completed stages. You always know what the next payment buys.

Step 4

Permits and mobilisation

We prepare the drawings and documents for your building permit, then set up the site: temporary power and water, storage, and the project board out front.

Step 5

Construction, with weekly photos

The crew works through the five stages while you get site photos and a short progress note, the same updates we post publicly. Visit any time; it is your house.

Step 6

Punch list and turnover

We walk the house with you and write down every small thing you want corrected, fix the list, clean up, test the fixtures, then hand over the keys and your documents.

within a day's drive.

Our office and yard are in Bacolod, and current sites run from Bago up to Silay. If your lot is further out, ask — we will say yes or no honestly rather than stretch the crew thin.

How much does a house cost per square metre?

It depends on the finishes far more than the floor area — the same 100 sqm plan can differ widely between plain and premium specifications. After a site visit and a look at your wish list we give you a range, then an itemised quotation once the plan is settled.

Can you build from plans I already have?

Yes. Send the drawings and we price them as they are. If we spot something that will cause trouble on site or cost you more than it should, we flag it before you commit.

Who buys the materials?

We handle procurement and delivery so the right materials arrive at the right stage, and everything is listed in your bill of quantities. You are welcome to check deliveries and supplier receipts at any point.

How do payments work?

Payments are tied to completed stages, released after the work for that stage is done and inspected, not on fixed dates regardless of progress. The full schedule is written into your contract.

Do you help with the building permit?

Yes. We prepare the plans and documents needed for your application and guide you through the requirements of your city or municipality.

Can I visit a house while it is being built?

Any time, and we would rather you did. We can also arrange a visit to a current site so you can judge the workmanship yourself before choosing a builder.
